  • Special No Risk Offer! Here’s my professional service fee policy in getting your property sold while saving you money: 5% when I secure a ready willing & able buyer and write the contract. 1.5% when you find the buyer and there are no other agents involved. I’ll write the contract and walk it through escrow to a successful closing. 6% when there are two brokerage offices involved. Keller Williams Miami Beach gets 3% and the buyer’s broker gets 3% upon closing.
  • Sell Your Property on Your Own & Pay Only 1.5% Commission. As a reward for being proactive, I’ll reduce the service fees to only 1.5% and make certain things move forward to closing. This does not apply to a buyer exposed to your property by myself or any other brokerage office.
  • No Pressure Presentation. I will be fully prepared to demonstrate market knowledge, real estate trends and explain strategies in selling faster and for top dollar. The paperwork to get started is provided and the rest is up to you should you decide to hire me!
  • Cancel the Listing at Any Time. Either you or I can cancel the listing at any time so if you aren’t happy, neither am I. Simply call and say you’re ready to cancel and the cancellation becomes effective. Please allow 24 hours for all marketing to be removed.
  • No Advanced Fees of Any Kind. You only pay if I procure an acceptable purchase offer that makes sense to you.

    • I do not use a lock box or send someone else to show unless we discuss why this is necessary.
    • Provide high impact marketing materials such as postcards, property brochures and direct mail.
    • Create Video Open House for global exposure (Youtube, Vimeo, Google Video, TubeMogul and more).
    • Network to other top Realtors, clients & customers on a daily basis, by direct phone calls, database emails and direct mail.
    • Open House for your home or condo (By request only. Less than 1% of homes sell by an Open House as most Realtors do open houses for buyer leads on other properties).
    • Hold a Brokers Open (By request only on luxury homes. Realtors show up to get a free lunch and the results are minimal).
